Setting the Stage: From Construction Closing to Continued Development
“People often think the closing is the finish line, but with a construction project, it’s really the beginning.”
For this sports venue and hospitality/recreation project, that distinction was central to the deal. Closing was the culmination of months of coordination, diligence, underwriting, and documentation coming together to support a larger vision, one expected to help spark the development of an entirely new district.
For J.P. Beitler, Vice President, National Commercial Account Representative, that broader lifecycle is what made the transaction especially meaningful: “Having the opportunity to support the owner and lender throughout the entire lifecycle of the project is what made this transaction especially rewarding for our team.”
From the outset, this project required more than standard deal coordination. With the venue still taking shape, the work had to support closing as well as the funding, documentation, construction activity, and confidentiality requirements that would continue beyond it.
The team coordinated underwriting, escrow, closing, and construction escrow to support the transaction and anticipated construction draws. That structure helped give the owner and lender a clear path forward, allowing them to move into the next stage of development with greater confidence.
The most important work does not always end at closing. Sometimes, that is where the story begins. For our team, the value was not only in helping bring the deal to close, but in building the framework that allowed the owner and lender to move from transaction to impact. That framework positioned them to enter the next phase with the clarity and certainty they needed.
